What roofing in Gainesville actually involves.
The historic neighborhoods, particularly the streets running off Church and Denton, hold substantial Victorian and turn-of-the-century houses, and then there is a wide band of 1920s through 1950s housing around them. These are older roofs on older structures, and the questions that come up are different from the ones in a 2010s subdivision. Is the decking still sound under three layers of shingle. Has a previous repair been laid over rot instead of fixing it. Is the chimney, which on a house this age is usually structural masonry rather than a frame chase, in good enough condition to flash against. Those are things you find out by getting up there and looking, which is why we inspect in person before writing anything down.
The economics here are also different, and worth being straight about. Median home values in Gainesville run below Denton County, which means a full replacement is a bigger proportional decision for a homeowner and a well-executed repair is often the right call on its own merits. We will quote the repair when the repair is the correct answer and say clearly when it is not, instead of only offering the largest version of the job.
As the county seat, Gainesville also has a commercial downtown with low-slope and flat roof sections on older masonry buildings, which is a separate skill set from residential pitched roofing, and the surrounding area runs to farms and acreage with the metal outbuilding work that comes with them.
Gainesville is a straightforward run up the interstate, so it sits comfortably inside the range we work normally rather than being an exception we make. Full replacements, storm work and multi-part jobs on one property all justify the drive without question. On a single small repair, call first and Scott will say plainly whether we are the right people or whether someone in town will get to you sooner.
On HOAs: Most of Gainesville has no HOA. The older neighborhoods are governed more by what is in character for the street than by a written rule.
